    Right of Way Agent

    Job Summary for Right of Way Agent
    This person will be responsible for acquisition of land, easements, licenses, leases, permits, and other document necessary for the construction, operation, and maintenance of pipelines or electric transmissions.
    One who is able to handle complicated negotiations with landowners for the acquisition of rights relative to the construction, reconstruction, enlargement or maintenance of property. Able to settle complicated damage claims with landowners relative to property damage caused or created during the construction. Search courthouse and other records as may be available to determine present property ownership and the extent of interests therein.
    Knowledgeable in real estate values and accepted real estate appraisal practices; advice and assist in establishing a range of fair market values to be used in the acquisition of land and easement.
    Responsibilities of Right of Way Agent
    • Draft and prepare documents for rights of entry, damage claims, contracts, easements, licenses, leases, permits, options to purchase and other documents as may be necessary to acquire adequate rights for pipelines or electric transmission.
    • Supervise contract agents as required
    • Ensure all notes are submitted to records specialist within 24 hours of landowner contacts
    • Verify most recent contact and negotiation status is accurate within the landowner ledger
    • Negotiate acquisitions and damages with landowners along with ensuring the proper releases are executed at sign-off
    • Identify and provide detail of all required construction permits and permit requirements
    • Prepare reports or daily activity and other Right of Way agent reports relative to negotiations for easements, damage settlements or permit acquisition
    • Search records to determine property ownership and extent of interest
    Qualifications of Right of Way Agent
    • Excellent communication, negotiation and public presentation skills
    • Self-motivated, can work independently and in a team environment
    • Proficient in all Microsoft Office programs
    • Read and interpret easements, title documents, deeds, alignment sheets, plat sheets, parcel maps, legal descriptions, permits, survey’s and construction plans
    • Communicate effectively with multiple disciplines including attorneys, ranchers, farmers, and upset landowners
    • We recommend getting a real estate salesperson/broker licenses  (recommended)
    • Participate in and obtain IRAW certifications advancing to ROW Agent designation (recommended)
    Compensation for Right of Way Agent
    • Up to $35.00 per hour / based on experience
